Layered architecture
A deterministic chain of engines that starts at the plot and ends in a signed report. The rule that governs the design is evidence-first: nothing enters the report without origin, fingerprint and chain of custody, and the narrative writer writes over already verified facts, never invents them.

Cross-referencing of cadastre, references and European territorial information services, falling back to online lookup when the plot is not in the local base.

Land class and applicable planning, extracting planning parameters — buildable area, setbacks, uses, height — from the planning document, with profiles depending on whether it is land or an existing building.

Topography and slopes from a digital terrain model, plot geometry, easements — public hydraulic domain, coast, roads, railway, aeronautical, heritage — and flood, fire, seismic, geotechnical and archaeological hazards.

Consistency rules that confront results against each other: if buildable area does not match surface, or floors do not match height, the system flags it instead of publishing it.
